Ok, so having guessed at the numbers based on a bit of experience I probably better had cost this up properly (photo is of the bumbag I’m taking to Fusion Festival in Germany next week). Loads of this will just be my scribbles initially (I’ll post invoices of everything as I grab receipts etc).

35,000 Total (all those numbers are gut guesses! take a screengrab as I bet I’ve under cooked it somewhere and I need another budget to pay the architect!!!)
So now it’s time to work out some real costs… (I’ll start adding to this page with costs ex labour, mainly Leroy Merlin and Ikea numbers for the time being). I’ve already spotted I have missed off HVAC costs… great start.
Studwalls, soundblock, rockwool, skimming = c6,000 euro, workings below (ex labour + bits like screws and tools etc)
Do I need to do the exterior walls in order to meet energy rating / building regs?
Excluding the external walls = c155 sq/m (fyi over estimating)
Leroymerlin.pt plasterboard acoustic 9 euro a square meter = 3000 (rounding up, essential over estimating on over estimating, but only one layer each side…. aaaahhhhh!!!)
Under panel OSB for structural robustness and additional sound insulation, this method is regularly done in hotels, so hopefully compliant.
Track 600mm returns (70mm track, although they do 4m uprights in the smaller track in Leroy???)… never done above 3m so I was presuming 70mm???…
Channels (38.6 * 4) / 3 = * 3.5 euro = c180 euro (that can’t be right?)
Uprights (I’m going to over estimate) 38.6 / 0.6 = c65 (plus corners and extra height *1.5) = c450 euro
Rockwool 155 * 12 euro = c1,860 euro
Skimming plaster c300 euro

Toilets and sinks already onsite (reuse / recycle – free).
Shower tray ceramic x 2 (400 euro)
Shower screens x 2 (600 euro)

Tax bill = maybe the tax bill is only 654.40, although that doesn’t seem right so I’m sure I’ll find out eventually
