We did it!!! the feasibility outlined that it should in theory be possible to convert to allow residential!!!! omg that was needed!!!! come on!!! that news was massive. Still a lot to do in terms of actually formally applying for conversion permission etc, but the fact it feasible is such a relief.
I didn’t realise how losing my small businesses during the pandemic restrictions would destroy me so much, 2020-21 was so so difficult, I felt trapped in a nightmare. I lost all confidence and it showed.
You can hear in my voice when responding to the positive planning news, I was definitely struggling to hold it emotionally, it made my bottom lip wobble.
Now, there’s a couple of tweaks needed, it says we need a carparking space yet no one else in the block has a carparking space, so me and the architect are hoping this is just an administrative error and we’ll get it altered… yet there might be other ways round it if needed. So hopefully not a critical issue (yet).
UPDATE 5/12/23 – 6 months later and the carparking space requirement has been lifted
Next I need to go back to the residents community association, share the feasibility report, and the desire to add 3 windows not the 2 I’d originally requested (as I figured out a way of making it 4 double bedrooms rather than 3. As we don’t overlook anyone I hope the additional window is considered and well received by the residents.
We can then go back to the Townhall and submit the forms and technical drawings of the proposed works, pay the tax due… which I think is somewhere between 2% and 6% of the cost of the proposed works, I’ve read so much I’ve forgotten which was the right number. Then we’ll hopefully get the licences to finally commence works.
The original architect I spoke to reckoned 100,000 euro for the conversion works… I’m like hhhmmm… I’m going scribble some numbers and see how far off I am…
