Thanks for checking out this project. I really want to open a second NomadHut, and I want to do it with others, as without a trust fund it’s quite an undertaking to try and bootstrap this on my own (and therefore it’ll take me forever on my own).
If youāre here, chances are you have some similar aspirations of opening a community driven coliving space, value creativity, community, and the idea of having a small stake in something bigger than yourself. Thatās exactly what this is about.
I’m currently in the middle of converting a 150m2 ground floor unit of an apartment block (that was a pizzeria) into a creative residential space, it’s in in Bajamar, Tenerife. It’s about proving the concept and showing what can be done with a very small budget.
I’m interested in opening the doors for a small group of investors / co-founders to join me for the next building and deciding where it should be.
Letās break it all down.
š What Are We Actually Building?
So I’m hunting for a second property (I’ve got a bunch saved in my favourites, but it’s just a dream without funding).
I’m open to the group preferences, but I’m leaning towards another building in the Canary Islands (most likely Gran Canaria) or in the Azoresātheir year round climates make them pleasant all year round, they’re places with amazing natural beauty, deep local culture, and potential for a vibrant, creative community (I don’t think we’ll have a big enough budget to do mainland European cities, unless there’s a lot of interest / appetite to invest… so never say never!). I’m happy for the group of investors to vote on the destination, building etc (hence a longer list on the form).
I’ll be remortgaging my own property in Bajamar and investing the funds raised alongside everybody else (so I’m all in if needed), I’m not scared of being the majority risk taker or being at a similar level alongside others, I just need others interested in helping add to the pot.
Our goal:
- Convert or refurbish a 200ā500m² building
- Create 8ā16+ units for medium to long-term stays
- Include shared creative/work spaces
- Offer occasional artist residencies etc
We want it to feel like a low-key retreat, not a hotel or a hostel. Think: slow mornings, strong coffee, good Wi-Fi, entrepreneurial, but equally space to paint, write, record music, or just reset. More rustic than polished vibe.
šø What Weāre Asking
I’m really looking for people who can invest cā¬10,000+ in exchange for real equity (however if 200 people committing 1,000+ would also be amazing, it’ll take longer for me to pull together but it’s not the end of the world) āthat means actual ownership tied to the value of the building and any profit it generates (any less than 1,000 and it requires too much of my time, or we would need to put it on a crowdfunding website, and then we’d lose 5%+ in admin fees etc so I’d rather try organically / word of mouth to begin with, and a google form).
Youāll be buying shares in a company (most likely an Ltd registered in the UK, as that is what I’m most familiar with… but happy to consider other entities is the group prefers) that owns the property. The total project budget is likely to land between ā¬150,000 and ā¬500,000, depending on the building we choose (and how many people are interested in collaborating).
This isnāt a donation or a crypto scheme. Itās a straightforward co-ownership model:
- ā¬1,000 = 1% equity (provisionalāfinal ratio confirmed once project costs are confirmed, then you will decide whether to contribute or not)
- Equity tied to the buildingās value and profit
- Potential dividends if we profit from rentals
- First dibs on bookings and discounted stays
š§± Where Your Money Goes
Hereās what your investment helps pay for, this will all be decided by the group overall, but it gives us a rough idea:

š What You Get

- Profit Share: If we make money from rentals or eventual sale, you get your share.
- Discounted Stays: Something like 30% off normal rates whenever you stay, but we can model what is possible as a group.
- Booking Priority: First pick of dates before public listings.
- Creative Access: Invite to join or propose creative residencies.
- Decision Making: Vote on key choices (big expenses, renovations, etc.)
- Exit Flexibility: Sell your shares back to us or to other investors if life changes.
š§ Whoās Behind This?
Me (Ben) plus there’ll be a small team, evolving team of architects and creatives who love building liveable spaces (happy for them to be co-owners if they want to get involved). Weāre already doing this in Bajamarālearning loads, met amazing people, and beginning to see how this kind of hybrid coliving-residency model can work.
Weāre not a faceless fund. Weāre building this like a slow-growing tree, one branch at a time. Youāll know exactly where your moneyās going, and youāll have a real say in how the space evolves.
šŖ Exit Strategy (a.k.a. How You Get Out If You Want To)
Weāre planning to hold the property long-term, but youāre not locked in forever. Hereās how it works:
- Resell Your Shares: You can sell your shares back to the company or to other approved investors at any time after the minimum holding period (probably 12ā18 months).
- Dividends: If the property earns enough to distribute profits, weāll send out annual dividends.
- Buyout Events: If we ever sell the building, you get your proportional share of the sale price.
ā ļø Risks & Real Talk
This isnāt risk-free. Itās property developmentāso yes, there are unknowns.
- Planning & Permits: Sometimes approvals take longer than expected.
- Renovation Delays: Builders ghost, materials get stuck on boats, etc.
- Market Swings: Property values go up and down, especially in holiday regions.
- Liquidity: Shares in a small company arenāt super easy to sell on short notice.
That said, weāre mitigating all this with:
- Pre-approval planning checks
- Local architects and contractors
- Transparent budgeting with investor access to books
- Escrow account for funds until we hit the target
š What Happens Next
- Fill Out the Interest Form ā so we know youāre serious.
- Let’s have a meetup – Happy to do this on teams/zoom/discord etc, however I prefer in person, I’m based in London, but I’m happy to fly about to meet big enough groups in European capitals etc.
- Discord channel to chat with the other potential co-owners… happy for this to be slack instead if people prefer.
- Collectively draw up the legals etc ā we can use AI with a range of prompts to cover for any ones worries or ideas, and including them within the shareholder agreement.
- Ask All the Questions ā seriously, nothing is too small.
- Transfer Funds to Escrow ā if you decide to invest (we can all collectively decide which escrow, or system in order to do this safely).
- Receive Shares + Updates ā once the target is met and we incorporate.
