I need to borrow / raise cash to buy the next Nomadhut building, and I don’t know where to start. Once Nomadhut Tenerife is open I’ll most likely fund the growth through debt of leveraging / remortgaging the asset. However, I’ve seen a 5,000 sq/ft building I think meets my criteria and I need to find c£160k – £180k, so hence reaching out to see if you know a way.
Nomadhut is an “un-startup”, as I’m not chasing high growth, this is slow growth through asset purchasing / property development playbook. 1 or 2 buildings per annum. I know this will sound ridiculous to the those in the property world, however I’m expecting to achieve a yield of 26-30% pa (and obvs there’s also the increase in asset value to account for separately).
Having opened and run 25+ meanwhile coworking buildings over a 8 year period I understand buildings and their maintenance requirements. Operating buildings at the end of their useful life / pre-redevelopment you learn about the errors architects and builders originally made, what different types of works cost, how to do them and the solutions needed.
Initially I need to focus on “affordable assets”, hence North side of Tenerife was my first investment starting point. European capital cities would be my desired future target, as mixed use coworking / coliving / coffeeshop is my aim, but for those I require a different sized war chest…
The next acquisition will be Azores, Madeira or Canary Islands (again). Buildings that require change of use and a certain degree of internal building works (non-structural). As that is where I see best value £ per sq/ft, and the ability to shape the layout of buildings for the intended purpose.
Market:

Risk:
- Climate change… We don’t know whether the UK will become really cold or really hot this all hinges of changes to the gulf stream. The same applies to Azores, Madeira and the Canary Islands. There might be a mass movement of people to these islands or away from them. In a way owning property in multiple countries is hedging a bet.
- Not getting the required planning permissions
- Not having the cash available at the right time to do the building works
